Home watch vs property management: what's the difference?

They sound similar and they are not the same service. What a home watch company does, what a property manager does, and which one a homeowner actually needs.

The two get confused constantly, including by people buying the service. The distinction matters because it decides what you are responsible for, what you can charge, and in many states whether you need a licence at all.

What home watch is

Home watch is inspection. You visit a property on an agreed schedule while the owner is away, walk it against a checklist, and report what you found. You are looking for problems early: a slow leak, a failed air conditioner, a window left open, storm debris, pests, a pool that has dropped below the skimmer. You do not collect rent, you do not sign leases, and you do not manage tenants.

What property management is

Property management is running a property as a business on the owner's behalf. Advertising it, screening and placing tenants, holding deposits, collecting rent, handling maintenance requests, serving notices. It involves money that belongs to somebody else and contracts made in their name.

Why the line matters legally

In a number of states, anything involving renting a property to someone else for compensation falls under real estate licensing. Home watch, because it is inspection rather than leasing or rent collection, often does not — but “often” is not “never”, and the rules differ by state and sometimes by county. Before you take a single client, find your state's real estate commission and read what they actually say about property inspection and property management. It is a short call and it is the one that decides how you can describe yourself.

Where the two meet

Plenty of owners need both, and plenty of home watch operators take on adjacent work: letting a contractor in and supervising them, running the car, arranging cleaning before an arrival, storm shutters up and down. That is fine and it is often where the margin is. The thing to be careful about is drifting into rent and tenants without checking what that requires of you.

How to explain it to a customer

Most people asking have a house they leave empty for months and a vague fear about it. The honest answer is short: a property manager finds you a tenant and runs the letting; home watch keeps an eye on an empty house and proves nothing has gone wrong. If your house is sitting empty and you want to know it is fine, that is home watch.
